Due to heightened levels of interest at select communities, we created this program to provide a fair process that gives each interested party an equal opportunity to bid on their desired home or homesite and, hopefully, purchase a new home! Similar to the resale home market, potential buyers will submit their highest and best offer on a specified home or homesite, thus having control over the strength of their offer.

The Century Offer Process is not an auction, nor a guarantee that any homesite will be sold. Any offer submitted is merely an expression of interest, and Century Communities, Inc. has no duty or obligation to select a submitted offer. The Century Offer Process is not a legally binding obligation on any party. Selection of an offer by Century Communities is not an offer to sell the property. In some states, an offer to sell property may require compliance with and satisfaction of other requirements. The Century Offer Process may be changed or withdrawn at any time without notice by the seller.

The process is simple: 

• Step 1: Complete the form below, including:
  • Buyer information
  • Offer price
  • Financing details
  • Broker information (if applicable**)
    
    
• Step 2: Review and submit your offer!
  
  
• Step 3: Receive your confirmation email.
  
  
• Step 4: Once the Century Offer Process has officially closed your offer will be reviewed by sales management. 

If your offer is selected, a Sales Associate will call and email you to communicate next steps. You will then be required to submit a pre-qualification with Inspire Home Loans or an accredited lender within 24 hours. If purchasing with cash, you will be required to provide documentation showing proof of funds.

An appointment will then be scheduled to sign your Home Purchase Agreement within 24 hours, where you will also provide your full earnest money deposit. The earnest money deposit requirements will vary based upon the community you are purchasing in and whether or not you use Century Communities' affiliate lender, Inspire Home Loans.  

Yes, you will be able to submit an offer on each released home. 

Other interested parties will not be aware of your offer. Your Sales Associate will not have information about other interested party offers and will not be able to share them with you. Once the Century Offer Process has been closed, Sales Associates will be made aware of details regarding selected offer(s), along with the names of those  offers that were not selected.

Whether or not your offer is selected, you will hear from a Sales Associate or Century Communities team member after the Century Offer Process closes. Please refer to each home's offer page for specific deadlines. 

If your offer is selected, a Sales Associate will call and email you to communicate that your offer was selected. You will have 24 hours to submit a pre-qualification with Inspire Home Loans or an accredited lender. An appointment will then be scheduled to sign your Home Purchase Agreement within 24 hours, where you will also provide your full earnest money deposit. We offer electronic signatures and wiring instructions for your convenience to execute your Home Purchase Agreement if you are unable to meet in person during this timeframe.

If you do not sign your Home Purchase Agreement and/or submit the required deposit within 48 hours, your offer will be null and void. If your Home Purchase Agreement does not match the selections from your Century Offer, the seller reserves the right to reject your offer and purchase agreement. Execution by a buyer of seller’s Home Purchase Agreement and delivery of the full deposit does not create a legally binding obligation on the seller. Seller will not be bound to sell a homesite unless and until seller has executed and delivered to the buyer a Home Purchase Agreement for that homesite.

Not all homes in the Century Offer Process qualify for a broker commission, and if applicable, commission varies per community and home site. See a Sales Associate for information.  If the home qualifies for a broker commission and you are working with a real estate broker, your offer should include the broker information.

In the event that the home does not appraise for the amount in the selected offer, the buyer is responsible for the difference. 

If buyer finances the purchase of the home, the lender will order an appraisal.  The appraisal is provided for the benefit of the lender.  The appraisal may be higher or lower than the total purchase price of the home.  If the appraisal is lower than the total purchase price of the home, seller is not obligated to offer concessions or to lower the purchase price of the home and buyer remains obligated to close on the purchase of the home subject to the terms of the agreement. Buyer also acknowledges and agrees that the amounts and types of options selected by the buyer pursuant to options and upgrades if any, set forth in the purchase and sales agreement (reference document) may impact the appraisal such that the options increase the value of the home by less than the charge for said options.  Buyer further acknowledges the terms and conditions of  (reference controlling document) control over the terms of this agreement.

If the homesite that your offer was selected to purchase features structural options or design options, you will make all or some of your option selections when generating your Home Purchase Agreement with your Sales or Design Associate. Depending on your specific community’s process, you may make many of your selections for interior finishes at a later date, but shortly after your Home Purchase Agreement execution. Please discuss specific timing with your Sales or Design Associate.
